If you are buying, selling or refinancing, you'll want Seattle Escrow’s knowledgeable and trustworthy team to smooth your way.
Seattle Escrow is here to streamline the purchase, sale or refinance of your home or other real estate property. Our primary responsibility is to process all documentation necessary to clear title, record documents, and disburse funds between the buyer and seller. We perform this work with a high degree of professionalism and attention to customer communications.
Throughout the process we will talk with lenders, verify loan status and establish a closing date.
From start to finish, we:
- Open escrow accounts (Click Here)
- Order title insurance – to ensure there are no liens or judgments against the property, and protect you against future claims
- Issue preliminary escrow instruction and title reports
- Send out payoff requests
- Clear any title defects
- Communicate with lender
- Prepare papers to close the escrow account
- Schedule signing of final documents (signing appointments generally take about one hour)
- Complete and deliver signed documents
- Record transaction
- Provide final accounting of escrow accounts – disburse checks!
How can you help speed the process?
When we call or request information, respond quickly. Timeliness will be critical to maintaining your closing schedule. The faster you provide the information we request, the sooner we can close your transaction.
Start arranging your funds now, if funds are needed for your process. Funds need to be available, as a cashier’s check or wire transfer, 24 hours before to closing, and it takes time to get access to money markets and brokerage funds.
Please remember many people are involved in a real estate transaction. It’s likely we will need to ask you for something you’ve already given your lender or real estate agent. We each use information in a different way, and there’s a reason behind each request.
